Property valuation remains a cornerstone of the real estate sector, underpinning investment decisions, financial stability, and market transparency. In recent years, the valuation landscape has undergone significant transformation due to evolving market dynamics, data limitations, sustainability considerations, and technological advancements. These shifts are particularly pronounced in emerging markets, where structural inefficiencies and information gaps pose additional challenges.
